Policy Tenant Fee

At EA Block Management, we are fully transparent with all tenant-related fees in line with the Tenant Fees Act 2019. Below you’ll find a clear breakdown of costs and charges that may apply during your tenancy.

Assured Shorthold Tenancies (ASTs) Signed on or After 1 June 2019

Holding Deposit – One week’s rent

This payment reserves the property. Please note, the holding deposit will be retained if:

  • Any applicant (including guarantors) withdraws from the tenancy.
  • A Right-to-Rent check is failed.
  • False or misleading information is provided.
  • The tenancy agreement (and/or Deed of Guarantee) is not signed within 15 calendar days, unless an alternative deadline is agreed in writing.

Security Deposit – Five weeks’ rent

Held as protection against damage, rent arrears, or any breaches of the tenancy agreement.

Security Deposit – Six weeks’ rent

Applies where the annual rent exceeds £50,000.

Unpaid Rent

Interest charged at 3% above the Bank of England Base Rate from the rent due date until payment is received. This will only apply if rent is over 14 days late.

Lost Key(s) or Security Device(s)

Tenants are responsible for the actual cost of replacement. Where lock changes are required, the full cost of a locksmith, new lock, and key copies for all parties will be charged. Additional administration time will be charged at £15 per hour (inc. VAT).

Variation of Contract

Covers the cost of amending the tenancy agreement.

Change of Sharer – actual reasonable costs if higher

Includes referencing, Right-to-Rent checks, deposit registration, and legal documentation.

Early Termination (at tenant’s request)

If a tenant requests to leave before the tenancy end date, they will be liable for the landlord’s re-letting costs and rent due until a suitable replacement tenant is found. These costs will not exceed the total remaining rent due on the tenancy.

  • Set-up Fee (Tenant’s Share): £240 (inc. VAT) – Contract negotiation and tenancy agreement preparation.
  • Tenant Referencing: £48 (inc. VAT) per applicant – Includes ID checks, Right-to-Rent checks, affordability assessment, and references.
  • Guarantor Fee: £138 (inc. VAT) per guarantor – Covers referencing and Deed of Guarantee preparation.
  • Inventory Check-in Fee: From £144 (inc. VAT) – Cost depends on property size.
  • Pet Deposit: Additional two weeks’ rent held as security against pet-related damage.

During Your Tenancy

  • Tenancy Renewal Fee: £90 (inc. VAT) – For contract renewal and documentation.
  • Change of Tenant Fee: £198 (inc. VAT) – Includes referencing, checks, and updated legal paperwork.
  • Missed Contractor Appointment: £36 (inc. VAT) plus any contractor charges – Applied if a tenant fails to provide access after an appointment has been arranged.

Ending Your Tenancy

  • Early Termination: Tenant liable for re-letting costs, pro-rata commission, and rent due until the start of a new tenancy. Charges will not exceed the remaining rent due.
  • Notice Period: Tenants must provide written notice in line with the terms set out in their tenancy agreement (typically one month for periodic tenancies or as stated for fixed-term agreements).

  • Lost Key(s) or Security Device(s): £36 (inc. VAT) plus replacement cost.
  • Rent Arrears / Returned Payments: £30 (inc. VAT) per written or verbal reminder, plus 4% interest above Bank of England Base Rate until cleared.
  • Failed Appointment Fee: £36 (inc. VAT) plus contractor charges.
  • Inappropriate Call-Out: £60 (inc. VAT) per hour plus contractor charges, where issues are tenant-related.
